When selecting a Glasgow Letting Agent the amount of choice can seem daunting. We have compiled a handy list of things to ask potential agents to make sure you are getting the most value.

1) What is the Agent's background?

It is worth probing anyone you are intending to work with to find out what their background is and how long they have been operating for.

2. Is your agent advertising on all the main platforms

We advertise our properties on all of the main property portals including Rightmove, Zoopla, Lettingweb and S1 Homes. Traditional methods such as boards and print are still extremely important and actively utilised.

3. Does your agent utilise video to promote your property?

At Yates Hellier, we promote all of our properties through HD Walk Through videos sponsored across social media platforms. This draws the maximum amount of targeted applicants to book viewings and ultimately apply for our properties.

4. Is your Agent registered and insured?

As of October 2018 all Letting Agencies in Scotland had to have applied to the Scottish Government Letting Agent Register. They also have to hold appropriate insurances, be a member of a redress scheme and all staff have to be qualified to certain standard.

Yates Hellier is registered (LARN1812011) and welcomes the scheme as it should help to drive out the rogue operators who give the industry a bad name.

5. Can you trust the Agency?

Chances are you are going to be working with a Property Management company for at least a few years. It makes sense to spend an hour of your time checking any previous reviews, looking at the properties they are marketing and carrying out some mystery shopper exercises to get a feel for the agency you are thinking of working with.

6. What properties do they manage in the vicinity of your own?

It is always beneficial to employ an agent who knows their patch and has a strong foothold in the area. They should know the correct market value of your property and will have access to more qualified and active tenants.

7. Does the Agency provide a Landlord Login Area?

Being a landlord can involve a lot of administration and paperwork. Our Landlord Login area is a secure area where our landlords can view and download the following:

  • Tenancy agreement

  • Safety Certificates
  • Invoices
  • Photographic Inventory
  • Inspection reports

8. Property Inspections

Regular property inspections are important and enable us to pick up on any preventative maintenance required. Tenant's can also advise us of any ongoing issues that aren't necessarily visible. Yates Hellier conducts periodic inspections and record this in the form of a photographic report. These reports are emailed to our Landlords so that they can keep up to date with what's going on with their property.

9. Opening Hours and Accessibility

We are open 8am - 8pm. Viewings are conducted during these hours, 7 days a week.

Our Tenant maintenance phone line and repair reporting platform is accessible by our tenants 24/7.
