How to attract the best tenants to your Glasgow rental property
There is a lot of choice for tenants when it comes to choosing a rental property from price to specification. In our core operating areas in the West End and City Centre of Glasgow, the quality of properties available is on the rise.
Tenants expectations are greater than ever before, but if you can meet these expectations, you will attract great tenants who will care for the property as if it were there own. We have listed the most important points prospective tenants are looking for:
Is the property in a good state of repair?
As soon as potential tenants walk through the door they get a feel for the quality of the property on offer. More than often the condition of the property is a reflection of what is to come:
- Is the furniture 20 years old?
- Are the carpets filthy?
- Are the silicons mouldy?
- Is it double glazed?
- Does the boiler look like it was manufactured last century?
Kitchens and Bathrooms
These are arguably to two most important rooms in a property and are definitely the rooms that seal the deal for prospective tenants. Modern, clean kitchen installs with a full suite of appliances including a dishwasher are well received. Again, modern, clean tiled bathrooms with a shower over the bath are popular. Both are a worthwhile investment for both rental returns and capital values.
Specification and finishes
Due to the increase in specialist Build to Rent developments and also just a general increase in investment into the market, the benchmark is higher than ever. Dated Ikea furniture, tired magnolia paint and worn carpets are a surefire way to reduce interest in your property and restrict the potential of your investment. Keeping up with trends and consumer demands means spending a little more up front, but we have found it goes a long way and grossly reduces the time to let whilst allowing us to achieve the best rental figure.
Who is managing the property?
Modern tenants are switched on and do their research on who they are going to be renting from, just as a Letting Agency will check out the tenants credentials. We have some tenants apply specifically for our properties as they are aware of our reputation as a managing agent from our online client reviews. Whilst the property is obviously the most important thing, tenants want to know that their requests will be responded to and that their properties are fully compliant.
To summarise, a clean and well finished property will generate more interest at the marketing stage, a solid rental figure comparable to nearby properties and you should have a choice from a strong pool of applicants.
